The Real Estate for Patta Lands in the upcoming capital region of Andhra Pradesh has gone down suddenly as the prices soar. Also buyers do not want to take risk at this stage and wants to buy developed lands later.
And now the demand for Assigned lands increase as they are available at much cheaper prices than the Patta Lands. Assigned lands are available at a cheaper rate of Rs 50 lakh to Rs 60 lakh per acre as against Rs 1.2 crore of patta lands.
Usually Assigned lands are not bought as they give rise to legal implication but the case seems to be different now. Owners of assigned land will get 800 square yards of residential plots and 200 square yards of commercial plots in the developed capital area. This is a better deal for later to the prices invested now. However the government officials are refusing the registrations of many such lands as they are in prohibited list.
