capital vijaywada real estate boom

If the buzz from trusted government sources is to be believed, Andhra Pradesh government is working on the land pooling model for acquiring lands for the capital construction near Vijayawada. Government plans to collect 1 Lakh acres of land from the farmers. 50% of the collected lands will go for construction of roads, greenary, Power substations, fly-overs etc and in the remaining 50%, 12% of the total land will go for the development cost as Andhra Pradesh is not in the position to bear the costs right now.

Government will keep 10% of the remaining as Land bank and 28% will go to the land giving farmers. Approximately farmers will be getting 14000 acres of developed lands for the one lakh acres open space lands they provide. While the capital is under construction, farmers will be given 15000-25000 per annum. 5% of the Land bank with the government will go for the construction of various government social projects like hospitals, schools, colleges etc and the remaining 5% will be used for Secretariat, Raj Bhavan, Assembly, Council, Directorates of various departments, CM residence etc.

The entire one lakh acres acquisition is being planned in 4 phases. Government wants to complete the first phase in the next 6 months. Chandra Babu Naidu wants to complete the entire capital construction in 3 years. Government says this model will be very beneficial to farmers. They say farmers if they get 1000 yards for losing one acres still will be a very profitable deal according to the current land rates.
